The Assistant Project Manager will be responsible for keeping up-to-date records for all architectural and shop drawings, and transmittals received from and/or distributed to the architect, owner, and subcontractors.

Snapshot of key accountabilities:

  • Manage and attend meetings with staff, job site meetings, client and subcontractor meetings as required; prepare and distribute all meeting minutes.
  • Prepare and manage all Change Orders for clients and trades with PM
  • Prepare project cost analysis (budget review, costs-to-date, cost-to-complete) with PM
  • Process subcontractor invoices and pay applications
  • Review and work in conjunction with Purchasing for the buyout and scope qualification as well as identify the lead times for submittals, materials, fabrication, shipping and installation
  • Prepare, track and manage all subcontractor RFI and responses from designer/engineer
  • Review, track and manage all required project submittals
  • Prepare punch lists, tracking and execution
  • Assist in insuring that project activities comply with company and contract requirements and support overall construction schedule
  • Interface with all on-site personnel as required to resolve technical problems, ensure quality of construction, etc. in support of project management requests
  • Responsible for processing change orders and minor estimates as directed

 

Skills, Experience, Knowledge Required:

  • 3+ years experience as an Assistant PM with a commercial general contractor or developer
  • Good experience in document control (RFI’s, Change Orders, Submittals, subcontracts)
  • Good experience with job cost control, budget control, scheduling
  • Proficient in Excel, Word, Outlook, Timberline (or other construction accounting software), MS Project (or other scheduling software), and Procore (or other project management software)
  • Bachelors degree in construction or related field is of value
