Vice President of Operations

Label & Co., a private residential homebuilder located in South Florida, seeks a Vice President of Operations with big builder experience to manage every phase of development from site planning, approvals, engineering, construction, estimating and purchasing through HOA relationships and warranty service.

This is a rare opportunity to leverage your years of experience, leadership skills and strong initiative and shine in a “roll up your sleeves” results-driven role, assuming responsibility for every aspect of the building process, impacting P & L – and improving upon industry standards.

Key Accountabilities:

People

  • Manage the operations team including recruiting, professional development and performance reviews
  • Build new and manage existing relationships with consultants
  • Identify and develop relationships with new vendors and sub-contractors

Construction

  • Set goals, develop business plans, forecast budgets for each department
  • Maximize efficiency through development, monitoring and adherence to building budgets, work schedules & labor forecasts
  • Conduct site visits with construction team to evaluate performance of trades against scope of work/contracts
  • Develop strong partnerships with trades ensuring high quality performance

Estimating/Purchasing

  • Establish standard construction specs and provide accurate cost information
  • Value-engineer each product to ensure maximum efficiency
  • Negotiate and solicit best price/value combination from suppliers and trades; analyze cost comparisons and differences in products and services
  • Participate in review, development and analysis of scopes of work for sub-contractors aimed at quality control and standardization of equipment, materials, suppliers and services. Analyze drawings for Value Engineering/pricing opportunities.
  • Stay current on industry trends and improvements – and continuously search for new products, materials and processes
  • Prepare quantity take-offs from working or design drawings for budgeting or bidding 

Warranty Services

  • Establish performance standards for warranty team including completion of 30/60Day and 1-Year Warranty Service Requests. Oversee all warranty team activities to ensure consistency in workmanship and superior customer satisfaction.
  • Oversee and review warranty team to assure trades perform work in a timely manner and charge backs/payments are up-to-date
  • Continuously refine QA process to meet company high standards of excellence in customer service
  • Manage Eliant Survey customer satisfaction reporting

Position Requirements:

  • At least 10 years “big builder” construction experience in production homebuilding
  • Strong experience in all phases of the process including site planning, approvals, engineering, construction, estimating, purchasing, dealing with the HOA, warranty
  • Experience working with homeowners, local building and fire departments, construction associations, trade partners, suppliers, industry peers and HOA’s
  • Good understanding of South Florida Building Code, National Electrical Code, OSHA Guidelines and other building codes and guidelines
  • Experience in budget preparation and analysis
  • Proficient with MS Office, particularly Excel
  • Bachelors degree in Construction Management or related field
  • Residential GC License highly preferred or willing to obtain this license
  • CAM License – of value
